You probably know Von Poll Real Estate as a well-known player in the real estate market of Amsterdam. Since January 1st, you do not only find us in our capital for the purchase and/or sale of your home, we are also happy to be of service in The Hague. And there is more! We can also assist in renting out your house. With this newsletter we’d like to tell you more about our rental department, VP Rentals. Sianne de Stucklé, candidate broker and head of VP Rentals, tells you more about what we can do for you and why you should contact us when it comes to rental.

“At Von Poll, the customer always comes first. This also applies to VP Rentals! People have different reasons for renting out their house and therefor have other wishes. Where one client would like continuously to be informed, while someone else only wants to be called when a tenant has been found. We believe this process is tailor-made and therefore we do everything we can to ensure the process runs smoothly and successfully. In addition to commercial advertising and finding the right tenant (by conducting extensive screenings, among other things), we also advise on which type of contract is most suitable and what you can and may expect during the rental period. What can VP Rentals do for you?
“We focus on renting out homes and at the moment don’t offer rental at the moment. We are happy to help all home owners with renting out their home: from a compact apartment to a double upper house or a spacious (canal) building in the center, in Amsterdam and surrounding area as well in The Hague.”
“During an introduction meeting, we are happy to discuss the options. After this we set up an extensive and clear advice, including a market-based rental price and cost overview. If you entrust us with the rental of your home, we’ll take care of the entire process. From preparations (professional photos, floor plans, research and, for example, helping with the mandatory application for an energy label), delivery of a commercial and promotional rental text (both in Dutch and English) and ensuring an extensive online publication (including Von Poll websites, funda.nl, pararius.nl). Viewings are scheduled in close consultation which hopefully quickly leads to finding a suitable candidate. On average, VP Rentals charges 10% (incl. VAT) on the annual rent as a fee. Negotiations, drafting legal contracts and check-in are all taken care of. We also take care of the check-out. This makes it a carefree process for you from A to Z!”

What requirements does a rental home need for VP Rentals?
“We can help you with the rental of all types of housing. We don’t make a distinction in terms of square meters, as long as the scoring is sufficient for the free sector. Of course, the residence must meet all (legal) obligations. For example, a self-occupancy clause should not apply and the Association of Owners must agree. Is there a mortgage on the house? This means that your (mortgage)bank must give official permission. Do you need help or guidance? We are happy to help you on this.”
