LOCATION
The apartment is located in a car-free street on "Kop van Jut" in the Westerpark district, just on the border of Oud-West and the Jordaan. An ideal and peaceful location to enjoy all that Amsterdam has to offer.

For daily shopping, you conveniently walk to Dirk vd Broek or Albert Heijn on Jan van Galenstraat. The nice Hugo de Grootplein is around the corner with delicious specialty shops and caterers. Do you prefer the Jordaan area? Within minutes you will be in the heart of it with its fine markets, such as the famous Saturday organic market. There is of course no shortage of catering establishments: Hugo de Grootplein has a large number of popular restaurants or visit the immensely popular Hallen, which can be reached within a few cycling minutes via the bicycle bridge along Kostverlorenvaart.

The famous Amsterdam parks Vondelpark and Westerpark are quickly accessible, but don't forget the beautiful Erasmuspark! So certainly no shortage of landscaping!

Parking is done through the permit system, visitor permits can be requested from the municipality. Permits have no or a short wait and there is always space around the building. It is a huge privilege to be able to park your car in front of the apartment all the time in such a central location!

In terms of exit roads, you are in an ideal position: via S105 you reach the A10-west towards Schiphol / The Hague or Zaanstad within a few minutes.

The apartment is also very conveniently located for (primary) schools and playgrounds.

Various public transport options will take you to all ends of the city smoothly, such as busses to Amsterdam Central Station or trams to the Rijksmuseum or De Pijp.

The Foodcenter is now opposite Marcantilaan, its entrance has already been moved to Haarlemmerweg. The Municipality has big plans to develop this area in the near future and turn it into a modern habitat with small-scale buildings with the striking food hall itself in the center. This will most definitely make the neighborhood even more interesting.

In short: a central but quiet location on the edge of Amsterdam's city center.


LAYOUT
You reach the third floor via the spacious and easily accessible stairwell, where you have access to the property. The central hall connects all rooms.

The living room is located at the rear of the complex and is partly due to its location facing South, the many windows and the two doors to the balcony truly a SEA OF LIGHT! The balcony has a very practical layout and is large enough for a dining table. From early in the morning until the evening you can enjoy the sun: just lovely! The view of the wide canal (Kostverlorenvaart) and the boats that pass make it complete.

The living room is very spacious in size and practical in layout. The open kitchen is large and features an island with a bar area. The kitchen is finished in high-gloss white and is equipped with the necessary built-in appliances such as a large freestanding gas stove with oven (SMEG) and extractor hood (SMEG), fridge freezer and of course there is a dishwasher. Both the fridge and dishwasher were replaced last year.

There is a utility room / internal storage room next to the kitchen. Super handy for storing all your extra kitchen utensils and here you will also find the washing machine and dryer.

The three bedrooms are of a good size and all offer space for a double bed and a wardrobe. The third bedroom is currently in use as a walk-in closet.

The bathroom and separate toilet have been updated in 2019 and feature fresh and tasteful white tiles. The bathroom has a large walk-in rain shower and a chic sink with furniture and mirror cabinet. The granito floor has been preserved, which combines very well and authentic with the sleek tiles. A super nice and clean space!

The apartment is tastefully and freshly finished, there is an oak (parquet) floor throughout the apartment. All window frames have been renewed in 2015 and are equipped with double glazing. Partly due to the concrete structure of the building (incl. foundation!), the house is fully insulated: energy label C!

The furniture is designed with a good intention to detail and comes together in harmony, building a lovely, cozy atmosphere in the apartment.
